DESIGN WORK STUDIOS: The shortcut for planning permission that hardly anyone knows about

So, planning permission is a bit of a talking point when it comes to trying to transform your home, isn’t it?

It’s often seen as a spectre that looms over any plans and ideas people might have, preventing them from creating their dream home.

But the truth is, it doesn’t have to.

There’s so much you can do without planning permission. Thanks to permitted development, you can make a number of changes to your home completely free of the worry that you might need to get permission. 

It amazes us just how little people know about permitted development, as these rights enable you to do so much!

Essentially, ‘permitted development rights’ allow you to make a number of changes to your house without having to apply for planning permission.

Just think of how freeing that would be already if you have ideas and inspirations for your house.

There are just a few things to bear in mind however before you begin – permitted development rights don’t apply to flats, maisonettes or other dwellings that aren’t houses!

So what are some of the things you can achieve with permitted development? Well, it might be more than you expect! Single storey extensions are possible, as is a loft conversion with roof extension.

Even larger transformations are possible with permitted development, including garage conversions and yes, even double-storey extensions.

If you’re looking to add a bit of flourish to the exterior of your home, you’re able to build a porch thanks to permitted development too!

Of course, each of these comes with a number of restrictions necessary to keep them within the limits of permitted development rights, but even with those restrictions, it’s amazing how liberating it can be to know just how much you can crack on with.

Of course, there are some areas where you might struggle with permitted development. if you live in:

  • a Conservation Area
  • a National Park
  • an Area of Outstanding Natural Beauty
  • a World Heritage Site or
  • the Norfolk or Suffolk Broads.

You may need to apply for planning permission for certain types of work that may not need it elsewhere. 

Despite this, it’s incredible what you can achieve thanks to permitted development and we were surprised at just how few people seemed to know!
